Hudayriyat’s shoreline is increasingly being used beyond daylight hours, with night swimming becoming part of the island’s expanding coastal programme. Marsana East Night Beach opened at the beginning of July 2025 with approximately 140 metres of illuminated shoreline for evening swimming. By August, a further 120 metres had been brought into use, extending the swimming area to 260 metres, with additional lighting, lifeguards and security staff. It remains a relatively short stretch of Hudayriyat’s planned coastline, but the change extends the hours in which residents and visitors can make practical use of the shore.
During the hottest months, daytime swimming is not always easy to fit around ordinary routines. At Marsana East, supervised evening access allows families and swimmers to arrive after sunset. As Hudayriyat’s residential neighbourhoods develop, these longer hours will help make the coast a practical part of life after work and school.
Summer Evenings by the Water
The 2026 Marsana Sundowners programme gives the night beach a more social character at weekends. From 3 July to 27 September, Marsana East is programmed from 7pm until midnight every Friday, Saturday and Sunday. Live DJs appear on Fridays and Saturdays, roaming performers join the Saturday programme, and themed evenings run across the season. It is a public, ticketed event rather than a private beach-club calendar, but the format is closer to a beachside lounge than a conventional evening-swimming session.
East Beach has been equipped for people to remain beside the water for several hours. Sun loungers and umbrellas are provided, together with complimentary towels and individual beach coolers stocked with bottled water. Food and drink can be ordered on demand, allowing a swim, supper and an evening with friends to be arranged without leaving the shore. Individually, these may be modest details; together, they bring the ease expected of a well-served coastal setting.
For residents, the programme also establishes a useful weekly pattern. Friday and Saturday are the livelier nights, while Monday to Thursday retain swimming until 10pm without the scheduled Sundowners programme. Households can therefore choose between an animated waterfront evening and a quieter visit. Marsana’s appeal broadens after dark, serving swimmers, dinner guests and those who simply wish to remain by the sea once the sun has gone down.
An Evening at Marsana
Marsana East forms part of a broader waterfront destination. Restaurants, cafés, play areas, and sports facilities are within easy reach of the beach, while the marina provides 40 berths for vessels up to 45 feet. An evening can therefore unfold in one place, with swimming followed by a walk along the promenade or dinner beside the water.
For families, this concentration offers a useful degree of flexibility. Young and old alike can divide their time between the beach, play areas and restaurants without making repeated journeys across the island. Guests arriving by boat may also step ashore for lunch or dinner before returning to the water.
Marsana is one part of Hudayriyat, not the complete picture of the island. Established destinations elsewhere include 321 Sports, Circuit X, Trail X, Bab Al Nojoum and Surf Abu Dhabi, each contributing to a wider programme centred on sport, the coast and time spent outdoors.
An Island Organised Around Movement
Hudayriyat’s published masterplan spans more than 51 million square metres. At completion, it is intended to add 53.5 kilometres of coastline, including 16 kilometres of beaches. A 220-kilometre cycling network and an urban park covering more than 2.25 million square metres also belong to the completed plan.
Those figures should be distinguished from what can be used today. Purpose-built cycling loops of between one and 10 kilometres are already open, while Trail X provides a further 15 kilometres of mountain-biking routes. Surf Abu Dhabi is also operating, with controlled waves created through Kelly Slater Wave Company technology for first-time surfers and experienced riders alike. In February 2025, it hosted the second event of the World Surf League Championship Tour.
Velodrome Abu Dhabi is among the island’s forthcoming additions and is expected to open soon. It will contain the region’s first UCI Category 1 indoor cycling track, suitable for international championships. A rooftop track will be connected to ground level by a 600-metre cycling ramp winding around the building, with views across Hudayriyat and the Abu Dhabi skyline.
For households with serious sporting interests, the advantage is access to specialist venues beyond the community gates, rather than relying solely on the usual residents’ gym and pool. Marsana East adds supervised swimming after dark to the island’s purpose-built sporting facilities.
Homes Across Hudayriyat
Hudayriyat’s homes are divided among distinct communities rather than set in a continuous line beside Marsana. Between the East and West Hills, gated Nawayef Village contains 378 three- to five-bedroom townhouses and twin villas. Al Naseem offers four- to six-bedroom detached villas on private plots, while Wadeem comprises more than 1,700 plots for individually designed four- to six-bedroom homes. Nawayef Village and Al Naseem are offered freehold to buyers of all nationalities, and Wadeem plot sales are likewise open to all nationalities.
Proximity to Marsana varies considerably. The beach may be within easy reach without being visible from the property, while homes farther from the public waterfront may offer greater separation from evening footfall and weekend events. Orientation, access roads and the position of each plot therefore matter as much as the community name.
A family planning frequent evenings at the beach, restaurants and sports venues may favour a home close by. Another household may place greater value on privacy and a quieter approach. Routes for family members, guests, staff and service vehicles should be considered separately, together with parking and the distance from the community gate to the waterfront.
Marsana is already open, allowing these practical details to be judged before the residential programme is complete. Visiting on a weekday, at the weekend and during an event reveals the traffic, promenade activity and actual journey between a particular neighbourhood and the shore.
