Luxury Golf Lifestyle in Abu Dhabi: What Makes Hudayriyat Unique?

There are few golf addresses in Abu Dhabi where the fairway forms part of such a varied coastal setting. At Hudayriyat Golf Estates, an 18-hole course covering 95 hectares will sit among townhomes, villas and mansions, with water channels running through the community and some homes looking towards both fairway and waterfront. Beyond the gates lies an island already familiar for its beaches, cycling routes and sporting facilities.

This combination gives Hudayriyat a character of its own. Golf remains the organising feature of the new residential estate, but the course belongs to a broader plan for permanent island life. The result is an address shaped by the fairway, the coast and an established programme of sport and outdoor recreation.

Homes Between Fairway and Water

The residences vary considerably in scale. Three-bedroom townhomes begin at approximately 204 square metres, while the largest six-bedroom golf mansions extend to around 1,150 square metres. Between them are four-bedroom townhomes and golf homes, five-bedroom villas and six-bedroom fairway villas.

Despite that range, the architecture gives the community a consistent character. Andalusian references appear through arches, warm-toned façades, covered entrances and enclosed gardens. Recessed openings and sheltered terraces provide a degree of privacy, while balconies and outdoor spaces are positioned towards the fairways and water channels.

For a substantial family home, those details have a practical role. Gardens remain closely connected to the interior without every outdoor area being fully exposed, and covered terraces create useful intermediate spaces between air-conditioned rooms and the garden.

The relationship with the course changes according to the property. Some homes are orientated more directly towards the fairways, while others benefit from the presence of water within the community. Modon describes dual waterfront and fairway views as one of the defining qualities of the estate, giving Hudayriyat a residential setting shaped by both golf and its island position.

Homes are available on a freehold basis to buyers of all nationalities, with handover scheduled for August 2030.

The Green Spine Gives the Estate a Daily Rhythm

The clubhouse remains an important part of golf life, but Hudayriyat Golf Estates has been planned around considerably more than the hours spent playing.

The green spine is central to this. Stretching for 2.3 kilometres, it connects homes with facilities intended for different parts of the day. Wellness and fitness spaces sit alongside shops, leisure facilities and co-working areas, while a private school brings an everyday family requirement into the community itself.

This arrangement is particularly relevant in a development containing everything from townhomes to large mansions. Households may have very different routines, and not every resident will share the same enthusiasm for golf. One person may head to the course while another walks, cycles, works nearby or uses the wellness facilities.

Golf still defines the setting, but it need not dictate the household timetable. That distinction gives the estate a more complete residential character and allows the course to sit naturally within family life rather than apart from it.

An Island Already Shaped by Sport

The wider Hudayriyat masterplan adds another layer to the golf proposition. Revealed in 2023, it extends across more than 51 million square metres and encompasses new residential districts, coastline, public spaces and a substantial programme of sports infrastructure.

Several parts of that identity were established before the golf homes were launched. Marsana brought beaches, restaurants and recreation to the waterfront, while 321 Sports provided courts, pitches and training facilities. Trail X added 15 kilometres of mountain-bike routes suitable for different ability levels.

Surf Abu Dhabi followed in October 2024. Developed in collaboration with Kelly Slater Wave Company, the facility accommodates everyone from beginners to professional surfers and has since hosted international competition.

Further additions remain ahead. Velodrome Abu Dhabi is planned with a UCI Category 1 indoor cycling track and a 600-metre external ramp leading towards a rooftop circuit. Across the wider Hudayriyat plan, a cycling network extending to 220 kilometres is also proposed.

For residents of the golf estate, these facilities alter the character of the address. A round of golf is one option within an island where cycling, surfing, running and other sports already have established places of their own.

The Coast Changes the Golf Setting

Hudayriyat’s relationship with the sea is equally significant. The approved masterplan is expected to add 53.5 kilometres of coastline, including 16 kilometres of beaches, as residential and leisure districts continue to develop across the island.

This gives the golf estate a different context from an inland fairway community. The course and its water channels provide the immediate setting, while the wider island offers beaches and waterfront destinations within the same district.

For residents, the distinction becomes practical. A morning on the course can be followed by time at the beach, a cycle ride or surfing without travelling to another part of Abu Dhabi. Different members of a household can pursue separate activities while remaining within the island.

There is also a visual difference. Golf provides the ordered greens and open fairways expected of an estate of this kind, while the surrounding coast gives Hudayriyat a broader sense of space. The two settings sit alongside one another rather than competing for attention.

The July Launch Put Demand into Perspective

Buyer response arrived quickly after the July 2026 launch. Within days, 1,700 residences at Hudayriyat Golf Estates generated more than AED 13 billion in sales. Modon described this as the highest publicly recorded sales value for a single residential project launch in the UAE.

The composition of those sales is also notable. Fifteen per cent of buyers were non-UAE residents, while 81 per cent were new customers to Modon.

The timing gives the figures useful context. Hudayriyat Golf Estates is not due for completion until August 2030, while the island’s wider residential districts will continue to take shape over the intervening years. The July sales therefore represent substantial early interest in a community whose golf course, homes and everyday facilities remain under development.

At the same time, buyers are not committing to an entirely unfamiliar destination. Hudayriyat’s beaches and sporting facilities are already in use, giving the future residential community an established island setting long before its first golf residents arrive.

What Makes Hudayriyat’s Golf Lifestyle Unique?

Hudayriyat Golf Estates contains many of the elements expected of a substantial golf address: an 18-hole course, a country clubhouse, gated streets and homes ranging from townhouses to large mansions. What sets it apart is the way those elements have been placed within the island around them.

Fairways meet water channels and a coastal setting. The green spine draws the clubhouse, school, wellness facilities and everyday services into the residential plan. Beyond the estate, beaches, cycling and Surf Abu Dhabi already provide different ways to spend time outdoors, with further sporting infrastructure still to come.

By the time Hudayriyat Golf Estates reaches handover in 2030, golf will therefore belong to a much wider pattern of island life. The course remains the centrepiece of the community, but the coast and the sporting life around it give residents far more than one reason to step outside.

That is what makes Hudayriyat distinctive. It takes the familiar comforts of golf-estate living and places them within a coastal Abu Dhabi address where the fairway forms one part of a considerably larger week.
