Abu Dhabi’s resort residences occupy a series of islands, each shaped by a different relationship with the coast. Saadiyat Island has nine kilometres of protected beach and four major cultural institutions already open, with Guggenheim Abu Dhabi scheduled to follow on 11 December 2026. Bada Al Jubail provides the island’s most spacious residential format. The gated enclave extends across more than 446,000 square metres and has eight kilometres of beach frontage. Plots range from 2,000 to 6,000 square metres, while nine mansion designs offer six to eight bedrooms and areas of 1,100 to 3,000 square metres. Private beaches, pontoons, canoe berths and a residents’ marina place the water at the centre of the estate.
The scale gives each home room for family, guest and staff areas, alongside entertaining spaces and gardens. Orientation towards a private beach, marina berth or mangrove channel establishes the outlook and daily rhythm. New Islands With Different Rhythms
Ramhan Island occupies a quieter reach of Abu Dhabi’s coastal geography. Its plan follows existing bays and mangroves, with beachfront villas, a marina, hospitality, retail and dining. The low-density arrangement gives the villas their chief advantage: space around the home and a close relationship with sheltered water.
Position will produce different experiences. A house near the marina places dining and berths close by, creating a livelier waterfront outlook. A villa on a private bay offers a calmer setting, with the island’s social centre a short journey away. Boat movements, shoreline depth and road access give each part of Ramhan a distinct rhythm.
Fahid Island begins from another premise. Its masterplan reserves 940,000 square metres for green space and proposes an 11-kilometre coastline, a three-kilometre mangrove boardwalk, 15 kilometres of public paths and a dedicated ten-kilometre running loop. No home is intended to be more than 250 metres from a park.
The plan’s value lies in routine. Exercise need not start with a car journey, and younger family members can reach outdoor ground close to home. Its promises are measurable: park distance, path connections and the timing of Coral Drive’s shops and restaurants can all be checked against the chosen phase.
Sport at the Centre of Island Life
Hudayriyat’s sporting identity predates its permanent neighbourhoods. Cycling tracks, beaches, 321 Sports and Bab Al Nojoum were drawing visitors when Surf Abu Dhabi opened in October 2024. That month, the venue staged the UAE’s first professional surfing event; in February 2025, it welcomed the World Surf League Championship Tour.
This history sets the residential districts apart. Cycling, swimming, surfing and organised sport form part of the island’s weekly rhythm, placing coastal homes within easy reach of facilities used by Abu Dhabi families and international athletes alike.
Bashayer carries that character into its northern waterfront. Its villas, apartments, townhomes and penthouses are planned with views towards the Abu Dhabi skyline. Residents will have a swimming pool, park, children’s play area, gym, padel and multi-sports courts, plus cycling and jogging trails. Beyond the neighbourhood, Hudayriyat’s beaches and established sporting venues extend the active life of the island.
Service at the Centre of Business
Al Maryah Island places resort living in an urban setting. Four Seasons combines a 200-room hotel with 124 private residences in a 34-storey waterfront tower beside Abu Dhabi Global Market, Cleveland Clinic Abu Dhabi and The Galleria. An indoor connection leads to the shopping centre, placing restaurants, cinemas and daily services within a short walk.
Here, service preserves continuity. A residence can be prepared before an owner arrives, cared for during months abroad and supported by housekeeping, concierge, in-residence dining and spa services. Business meetings, medical appointments, shopping and dinner remain close to home, suiting owners who divide their year between cities.

The decisive details belong to the individual home. Orientation governs morning and afternoon light. Staff and guest entrances shape circulation. Routes to school, marina, beach and lobby determine how readily the setting enters daily life.
