Hudayriyat Golf Estates: A New Golf-Front Address on Abu Dhabi’s Coast

For years, Hudayriyat Island was associated chiefly with beaches, cycling and outdoor sport. Its expanding masterplan now carries that identity into residential life. At Hudayriyat Golf Estates, an 18-hole course, landscaped grounds and water channels form the setting for a gated neighbourhood of freehold homes. It marks a notable stage in the island’s development from a place visited for leisure into one designed for everyday life.

Developed by Modon, the estate comprises townhomes, villas and mansions informed by Andalusian architecture. The residences range from three-bedroom townhomes to six-bedroom golf mansions, placing different scales of family home within the same gated setting. The wider island is equally relevant: Hudayriyat Golf Estates forms part of a coastal district already known for outdoor life and now being developed for permanent residence.

Beyond the Fairways

Hudayriyat is already well known for its beaches, cycling routes and outdoor pursuits, but the island’s next phase is considerably broader. Its masterplan covers more than 51 million square metres—an area Modon compares to 53.8 per cent of Abu Dhabi Island—and is planned to add 53.5 kilometres of coastline, including 16 kilometres of beaches. Sports facilities, leisure destinations and public spaces across this substantial coastal district will join new residential neighbourhoods.

Hudayriyat Golf Estates benefits from being part of this wider setting. Although the community itself will be gated, life beyond its fairways will extend to Marsana’s beaches and waterfront restaurants, the Bab Al Nojoum resort, cycling routes, watersports and the island’s established sporting venues. These attractions already give Hudayriyat a character that extends well beyond golf, while future phases of the masterplan will bring more everyday essentials to the island.

Life Around the Course

An 18-hole golf course forms the centrepiece of Hudayriyat Golf Estates, but the plans extend well beyond the game itself. Modon lists a country clubhouse, restaurants and shops, a wellness centre, multi-sports courts, a community centre and a private school. Parks, cycling trails and co-working spaces are also planned, giving residents access to many of the practical elements of daily life within the estate.

This wider mix is particularly relevant for families looking to put down roots. Golf provides the setting, while the school, sports facilities and shared spaces give the community a purpose throughout the day. The estate is therefore planned around permanent residential life, rather than functioning solely as a collection of homes beside a course.

Homes of Different Proportions

Hudayriyat Golf Estates offers a notably broad choice of homes, ranging from three-bedroom townhomes to six-bedroom golf mansions. Between them are four-bedroom townhomes and Golf Homes, five-bedroom Range Villas, six-bedroom Fairway Villas and the Par 3 and Par 4 Villa collections. Floor areas begin at 204 square metres for a three-bedroom townhome and rise to 1,150 square metres for a Golf Mansion.

The difference in scale is reflected in Modon’s average prices. Three-bedroom townhomes average AED 4.2 million, while four-bedroom townhomes and Par 3 Villas average AED 4.9 million. Par 4 Villas are listed at AED 6.6 million and four-bedroom Golf Homes at AED 7.4 million. Higher in the range, average prices rise to AED 10.3 million for a Range Villa, AED 26.8 million for a Fairway Villa and AED 35.8 million for a Golf Mansion. This breadth allows the estate to accommodate different stages of family life rather than being limited to one type of large golf-front residence.

An Andalusian Influence

Although homes vary considerably in size, Andalusian-inspired architecture gives the estate a recognisable character. Arches, covered entrances, warm-toned façades and enclosed garden spaces soften the scale of the larger residences, while balconies and terraces are arranged to make use of views across the fairways and water channels.

The approach also suits the privacy expected of a gated golf community. Instead of relying chiefly on glass façades and exposed outdoor areas, the designs use recessed openings, sheltered terraces and walls that create a closer relationship between the house and its garden. These details lend the development a more settled, residential quality – particularly important in homes intended for everyday family life rather than occasional stays.

Freehold Ownership and Handover

Homes at Hudayriyat Golf Estates are available on a freehold basis to buyers of all nationalities. The 40/60 payment plan comprises 5 per cent on booking, a further 35 per cent in staggered payments during construction and the remaining 60 per cent on completion.

Completion is expected in August 2030, placing handover within Q3 2030. Villas may be resold before handover once at least 20 per cent of the total purchase price has been paid, subject to the applicable project guidelines. Together, these terms establish the timing of the capital commitment and the degree of flexibility available during the construction period.

Practical Details for Residents

Pets will be permitted, with a dog park planned within the community, while each home includes space for owners to arrange their own garden landscaping. Villas are also intended to achieve a Pearl 3.0 rating in accordance with Abu Dhabi Municipality requirements.

Such provisions may receive less attention than the golf course or coastal setting, but they have a direct bearing on how the community will work as a permanent home. Private outdoor space, provision for pets and a defined environmental standard all contribute to the estate’s long-term residential character.

Hudayriyat in the Wider Market

Hudayriyat’s emerging residential role can already be seen in Abu Dhabi’s transaction data. The emirate registered AED 66 billion in real estate transactions during the first quarter of 2026, its highest quarterly total on record. Hudayriyat Island led individual areas with approximately AED 11.97 billion, ahead of Reem Island at AED 9.45 billion, Saadiyat Island at AED 8.8 billion and Yas Island at more than AED 5.5 billion.

These figures relate to Hudayriyat Island as a whole, not Hudayriyat Golf Estates alone, and should not be read as evidence of future price growth or secondary-market performance. They nevertheless show considerable transaction activity across the district, even as its principal residential communities remain under development. For prospective owners, delivery against the stated timetable, resale conditions and the depth of the eventual secondary market will remain important considerations over the years leading to completion.
